Ways to lower the payment thoughtfully
An ongoing expense to compare
1. Shop the insurance policy
Milestone shops homeowners insurance for clients. Replacing an assumed $4,200/year premium with a comparable $3,600/year quote would lower this worksheet by $50/month, or $600/year. These are demonstration inputs, not premiums quoted for 1595 S Downing Street.
With an older home, ask the insurer about the roof, electrical and plumbing systems, replacement-cost coverage and wind/hail deductibles. Compare equivalent protection. A cheaper policy with major exclusions or an unaffordable deductible may be a worse choice. Recheck premiums at renewal.

3. Compare a credit against a lower purchase price
If a seller agreed to an eligible $5,000 closing-cost credit, about $4,734 could fund this illustrated 1-0 buydown, with the balance potentially available for other eligible closing costs. No such credit is advertised or approved for this property. An otherwise identical $5,000 price reduction, with 20% down, would reduce the loan by $4,000 and principal and interest by about $26.61/month over the loan term, while also lowering the down payment by $1,000. Compare the short-term cash-flow benefit with long-term loan costs and cash at closing.
4. Compare loan structure, not just the headline rate
Ask for an actual permanent-points quote and calculate the time needed to recover the upfront cost. No particular permanent rate reduction is assumed here. Lower-down-payment conventional or FHA options may preserve cash but can carry mortgage insurance and a larger payment. Your credit profile, reserves and intended ownership period matter. We will not assume a refinance later makes an unaffordable payment safe today.
