30-year conventional fixed-rate example: 7.000% note rate; 7.048% illustrative annual percentage rate (APR). Purchase price $785,000; 20% down ($157,000); loan amount $628,000; 360 monthly payments; zero discount points; $3,000 assumed prepaid finance charges. Owner-occupied purchase. Actual eligibility, pricing, fees and APR depend on the borrower, property and lender.
Baseline monthly breakdown

What is estimated?
The source calculator showed $320/month for taxes. This is a planning allowance, not a verified annual tax bill. Confirm the current tax statement and any special assessments. The source showed no HOA; confirm before an offer.
Both insurance amounts below are assumptions, not property-specific quotes. Taxes, insurance, HOA dues and assessments can change. Maintenance and utilities are additional.

*Totals include the tax and insurance allowances above, with no HOA or mortgage insurance in this illustration. The insurance-shopping rows use $300/month instead of $350. Escrow and other ownership costs are held constant only to isolate the comparison; the actual total payment can rise. The combined example increases by about $412.92/month after month 12 even if taxes and insurance do not change.
The contractual principal-and-interest payment is $4,178.10 for 360 months. With the modeled funded 1-0 buydown, the buyer pays $3,765.18 of principal and interest for the first 12 months, then $4,178.10 for months 13–360. A separate subsidy account supplies the first-year difference. The note rate remains 7.000%; the illustrative APR remains 7.048%. There is no balloon payment in this fully amortizing example.
APR is estimated using $625,000 of amount financed ($628,000 less $3,000 assumed prepaid finance charges) and the full scheduled note payments. The seller/lender-funded subsidy is not assumed to be a borrower-paid charge. Actual APR requires the actual fees and timing. The $157,000 down payment is not total cash to close: closing costs, prepaid interest, insurance and initial escrow funding are additional, less any approved credits. No credit or rate lock has been secured.
How to work the payment down
Ongoing cost opportunity
1. Shop homeowners insurance
Milestone shops homeowners insurance for clients. Here, replacing an assumed $4,200/year premium with a comparable $3,600/year quote would save $50/month, or $600/year. Neither premium is a quote for this property.
Compare replacement-cost coverage, roof settlement terms, wind/hail deductibles, exclusions and carrier requirements, not just price. A lower premium is not a win if it leaves an unaffordable deductible or inadequate protection. Savings can change at renewal.
First-year cash-flow relief
2. Price a funded 1-0 buydown
The first-year buyer contribution is calculated using a payment equivalent to 6.000%, with the 7.000% note rate and 7.048% illustrative APR unchanged. A seller or lender would need to fund approximately $4,955 at closing to cover 12 months of subsidy.
This is temporary assistance, not debt forgiveness or a permanent rate reduction. The buyer must qualify using the full note payment under applicable underwriting rules. Funding and program eligibility must be approved in writing.
The combined example
First-year relief is approximately $462.92/month: $412.92 from the temporary subsidy plus $50 from the assumed insurance improvement. Beginning in month 13, the subsidy ends. Only the insurance difference remains, and only while the lower premium remains available. Review all payment amounts and loan assumptions above.
3. Compare a seller credit with a price reduction
A hypothetical $5,000 seller credit could cover this approximately $4,955 buydown reserve, with the small remainder potentially available for other eligible closing costs. No seller credit is advertised or approved for this home. An otherwise identical $5,000 price reduction, with 20% down, would reduce the loan by $4,000 and principal and interest by about $26.61/month over the loan term. The price reduction also lowers the down payment by $1,000. These are different benefits: compare first-year cash flow, long-term interest and cash at closing before negotiating.
4. Compare permanent points and lower-down-payment options
A permanent rate buydown requires an actual lender quote; there is no universal point-to-rate conversion. Compare the upfront cost with monthly savings and how long you expect to keep the loan. A lower-down-payment option may preserve savings but can increase the loan amount and add mortgage insurance. Ask for conventional and FHA comparisons based on your actual profile rather than assuming 20% down is required. We will not assume a future refinance makes an unaffordable payment safe.

An adjustable-rate mortgage can be worth comparing when the initial savings are meaningful and your budget can handle what happens later. The decision deserves more than a starting-rate comparison. Before choosing an ARM for a Colorado home purchase, ask: Would this mortgage still work if I...
Michael and Melissa are always a pleasure to work with. They are extremely responsive, professional and work hard to get the best loan for us. I would recommend Colorado Mortgage to anyone. Thank you for another great experience!
